Pre-Construction

MT Builders offers preconstruction services to assist clients with project budgeting as well as building systems to be used. MT Builders prepares preliminary budgets based on preliminary plans and specifications. When the design process is started, MT Builders works with the developer, architect, and consultants to determine what components and building systems will be incorporated into the design to meet the developer’s needs for both function and budget.

As the design progresses, MT Builders will provide updated budgets, typically from 50% and 90% progress plans, to determine if the projected budget is on track or if value engineering is required to meet the desired budget. This system continues with the first city submittal plans. Throughout the budgeting process, MT Builders obtains cost input from key subcontractors, with a complete subcontractor bid out taking place when the plans are complete, typically the first city submittal plans. Following completion of the second city submittal plans, a final budget is established for the construction contract.
